Alberta and Saskatchewan have no land transfer tax (only small registration fees, not modelled here). Quebec figures use the Montreal welcome-tax bands; rates differ slightly in other Quebec municipalities. First-time buyer rebates are estimated from each province’s posted maximum. What land transfer tax is
Land transfer tax is a one-time tax payable on the closing day of a real-estate purchase. It’s separate from your down payment, your mortgage, your home insurance and your property tax — and it’s often one of the biggest single line items at closing. In a typical Toronto purchase, LTT can easily exceed $20,000 on a $1 M home.
How the rates work
Most provinces use a marginal-band system, similar to income tax. The first $55,000 of purchase price is taxed at 0.5 %, the next slice at 1 %, the next at 1.5 %, and so on. Effective rates climb with home price — a $400,000 home pays a blended ~1.2 % rate, while a $2 M home pays closer to 2 %.
First-time home buyer rebates
Ontario, BC, Toronto and PEI offer first-time buyer rebates. The thresholds and amounts differ — Ontario refunds up to $4,000 (covering homes under ~$368,000); BC waives 100 % of LTT for homes under $500,000. To qualify, you generally need to be a Canadian citizen or permanent resident, 18+, have never owned a home anywhere in the world, and intend to occupy the home as your principal residence within 9 months.
